Queen Anne’s County, along with Queen Anne’s Business, have been most proactive in pushing for the development of all four corners at 213 and 50. to explode it with commercial uses, business uses, expanded College uses and more. They are working hard to get this included in their next Comprehensive Plan revision in 2009.

The CAC was stacked with mostly pro business people, sprinkled with a minority of local residents, who had already expressed their unhappiness at the proposals to turn this area into a new town. To date, the business majority of the CAC has voted to recommend the following changes and uses for land at Routes 213 and 404, as excerpted directly from the Business Queen Anne’s web site of October 6, 2008:
- Chesapeake College was given an educational zoning which will allow expansion without having to get conditional use approval.
- The land across the road from the college was designated as education to allow such things as Wye Rive Upper School, Radcliffe, and future schools such as regional Vo-tech, etc.
The land across Rte. 50 was designated as an Ecological Business area to allow for a business campus type of park.
- The farm across Rte. 213 was left as Ag, but would permit spray irrigation for a system of sewage disposal from the business park.
- Friel's property remained the same and several farms including (Draper and Dudley) remained the same.
- The last parcel, which comprises three parcels at the intersection of Rte. 50 and 404 were designated to allow medical development such as a hospital, doctor's offices, labs, etc.
The goal of the Chesapeake College Area Community Plan is to establish a new Center of Excellence for Technology and Education, centered around Chesapeake College, together with supportive uses and design characteristics of the local rural-agricultural and historical landscape. The County’s vision is also to enable the successful establishment of a Technology Campus Site as an ideal complement to the regional academic center. For CAC board member information click here.
